Location

1. located in city, district of A-1 city or city-level business center, commercial center, fair and exhibition center, materials trading center, transportation center, large entertainment center, medium and high grade housing estate and mature development area, in other cities.

2. Near railway station, long distance bus station, and high speed passengers’ center region

3. near subway line, city entrance of super highway, major crossroads, transportation hub, connection area of city and suburbs, commercial hub, bus terminal stations and vicinity of large parking area.

4. Education area with famous university in an adjacent city or a school with more than 20,000 enrollments.

5. Easy to be seen. Better to be near crossroads and better to have a certain number of advertisement locations.

6. Better to be near some landmark buildings, famous architecture, historical sites or tourism programs of the city.

7. Not suitable to have another similar property within a diameter of 3 km.

8. Adjacent to agglomeration of high star hotels or near famous star hotels.

Transportation conditions

1. Transportation conditions are the first to consider. Generally, near a subway station is the best because it covers a broad area and has numerous passengers.

2. If there is no subway station in the district or in the city, locations will be better in the commercial area that has airport and bus stations with more than five lines connecting to them.

3. Near a traffic hub, bridge, tunnel, flyover, city loop with big traffic flow and with places one can stay.

4. High fluidity, convenient and broad entrances and exits, expressway without narrow isolation belt. Better not to be a one-way street. Better if it can be seen and is accessible.

Construction and modification conditions

Buildings with about 4000 to 10000 ㎡building area or that occupies 2000 to 3000㎡are better. However, because of the different cooperating ways, location selection should consider the combination of construction and modification.

1. Make use of old factories and hotels for modification

(1) An area of 3000 to 8000㎡, width of architecture from 14-18 m, height should reach 3 m. It is better if it has a good frame structure, an elevator and is a single building. Infrastructure conditions: Water—use limit is no less than 0.3/ton/㎡/month,Electricity—use limit is no less than 0.1KVA/㎡ Communication—better to have telephone exchange or a certain number of direct lines, cable TV, and heating system (especially for northern areas)

(4) There are certain number of vacant places, convenient traffic and parking areas. Lanes are generally 5 to 6 m wide. Flow of parking area should be considered. There should be a U-turn routine. It is better to have one vacant per every three rooms (1/3).

2. Small vacant land to build on or buy.

(1) Mature land or at least have access to water, electricity and roads; even land with municipal infrastructure and red line.

(2) Cover an area of around 2000-3000㎡. Exact area will be determined by location and price range.

(3) The district has a certain level of commercial flow. Land better if not for arrangement.

(4) The plot ratio of the land should meet the requirement of 4000-10000㎡ after modification.

1. Buy: buy an adequate property or vacant land meeting the location selection requirements. It needs to meet two basic conditions. One is to have property right; the other is to get project approval.

2. Lease house or land: usage of the house and land status to conform to hotel and business.
